Truist recast — what to check

Truist's servicing guidance sets out clearer recast rules than most, though details can change and vary by state. The estimate above uses standard amortization; Truist's figures are the official ones.

  • Loan type: The loan must be conventional. Government-backed loans aren't eligible.
  • Minimum: The recast (principal reduction) generally must be at least 10% of the unpaid principal balance — a percentage rule, not a flat dollar minimum.
  • Fee: A $250 recast fee typically applies. In some states, including New York, the fee is prohibited; in North Carolina, a different balance-based fee may apply.
  • Seasoning: At least one payment usually must be made before a recast.

State rules and the SunTrust / BB&T heritage

Truist is unusual in how explicitly its guidance treats state-specific fee rules. The standard $250 recast fee doesn't apply everywhere: in New York the fee is prohibited outright, and in North Carolina a different, balance-based charge can apply instead. If you're in either state, ask Truist to confirm exactly what you'll be charged before you submit — the difference isn't trivial on a large balance.

There's also a heritage point that trips people up. Truist was created by the merger of BB&T and SunTrust, so a loan that originated years ago under either name is now serviced under Truist's rules — including its recast policy and the 10%-of-balance minimum. If your paperwork still says SunTrust or BB&T, you're looking at a Truist recast today. Truist's own materials also extend recasting to certain conventional products it labels "Key Loans," so ask specifically which category your mortgage falls under.
